RentCertain (“RentCertain,” “we,” “us,” or “our”), a brand operated by Behind The Curtain, LLC, provides marketing and renter-acquisition services for apartment communities. This Privacy Policy explains how we collect, use, share, and sell personal information through our websites, landing pages, forms, and advertising, and describes the privacy choices available to you.
We are a marketing and advertising company. Please read the sections on how we share and sell information carefully. By using our websites or submitting information to us, you acknowledge the practices described in this Policy.

1. Who We Are & Our Role
RentCertain is a marketing and renter-acquisition service. We advertise apartment communities across digital channels, operate informational websites and landing pages about those communities, and direct interested renters to each community’s own application page or website.
We are not a landlord, property owner, property manager, leasing agent, or real estate broker. We do not own, operate, lease, or manage housing, we do not make rental or approval decisions, and we do not collect rent. We generate interest and direct (“push”) traffic and applicants to apartment communities and their application links. Any rental application, screening, approval, lease, or tenancy is handled solely by the apartment community and its own service providers under their own terms and privacy policies.
2. Information We Collect
We collect the following categories of personal information:
- Information you provide — such as your name, email address, phone number, the property or community you are interested in, your city or desired location, number of units, budget or housing preferences, and any other details you submit through our forms, landing pages, chats, or communications.
- Business/client information — if you are an apartment community, owner, or manager, contact and business details you provide to us.
- Automatically collected information — IP address, device and browser type, operating system, general location (derived from IP), pages viewed, links clicked, referring/exit pages, dates and times of access, and other usage data collected through cookies, pixels, and similar technologies.
- Information from third parties — data we obtain from advertising platforms, social media (including Facebook/Meta groups and ad platforms), lead sources, data providers, analytics partners, and publicly available sources, which may be combined with information we already hold.
- Communications — records of your calls, texts, emails, and messages with us, including for quality and training purposes where permitted by law.
We do not intentionally collect Social Security numbers, government ID numbers, financial account numbers, or background-check data through our marketing services; that information, if requested, is collected by the apartment community during its own application process, not by us.
3. How We Collect It
- Directly from you, when you complete a form, request information, call or text us, or otherwise interact with us.
- Automatically, through cookies, web beacons, pixels (including the Meta/Facebook pixel and Google tags), and similar technologies on our websites and landing pages.
- Through our advertising activity across search, display, social, email, and programmatic channels, including posts and ads placed in local and social-media groups.
- From third-party partners, lead sources, and data providers as described above.
4. How We Use Information
We use personal information to:
- Provide, operate, and improve our marketing and renter-acquisition services;
- Connect interested renters with apartment communities and direct them to the community’s application page;
- Create, target, deliver, and measure advertising and marketing campaigns;
- Contact you by phone, text/SMS, and email about apartments, availability, and related offers (see Section 9);
- Personalize content and offers and build audience segments;
- Perform analytics, research, and reporting, and detect and prevent fraud and abuse;
- Comply with legal obligations and enforce our agreements; and
- Share and sell information to the recipients described in Section 5.
5. How We Share & Sell Information
We may share, disclose, or sell the categories of personal information described above with and to:
- Apartment communities, owners, and property managers — our clients, so they can follow up with interested renters and process applications;
- Advertising, marketing, and data partners — including ad networks, social media platforms, lead buyers and marketplaces, list and data brokers, and analytics providers, for advertising, monetization, and audience-matching purposes;
- Service providers and vendors — who perform services on our behalf, such as hosting, CRM, communications, form/lead processing, and analytics;
- Affiliated entities — including Behind The Curtain, LLC and related brands;
- Business transferees — in connection with a merger, acquisition, financing, or sale of assets; and
- Legal and safety recipients — when required by law, subpoena, or legal process, or to protect our rights, users, or the public.
We may also share aggregated or de-identified information that cannot reasonably be used to identify you. We do not sell or share the personal information of consumers we know to be under 16 years of age.
6. Apartment Communities & Third-Party Sites
Our websites and ads may link or direct you to apartment communities’ own websites, application pages, and third-party platforms. Once you leave our site or click through to an apartment community’s application, your information is handled under that third party’s own terms and privacy policy, not this one. We are not responsible for the content, decisions, screening criteria, data practices, or availability of any apartment community or third-party site. We do not guarantee that any renter will be approved or that any unit will be available or rented.
7. Cookies & Tracking Technologies
We and our partners use cookies, pixels, tags, web beacons, local storage, and similar technologies to operate our sites, remember preferences, measure performance, and deliver and retarget advertising. You can control cookies through your browser settings and, in many cases, through the opt-out tools described below. Blocking some cookies may affect how our sites function.
8. Advertising & Analytics
We use third-party advertising and analytics services, which may include Meta/Facebook, Google, and programmatic ad partners, to deliver interest-based advertising and measure results. These partners may collect information about your activity over time and across websites and apps. You can learn about and opt out of many interest-based ads through the Digital Advertising Alliance (optout.aboutads.info), the Network Advertising Initiative (optout.networkadvertising.org), and your device’s ad settings.
9. Marketing Calls, Texts & Email
When you provide your phone number, you consent to receive calls and text messages from RentCertain and the apartment communities and partners we work with, including at the number provided, regarding apartments, availability, and related offers. These communications may be made using automatic telephone dialing systems, prerecorded or artificial voice messages, and automated texts. Consent is not a condition of any purchase or of receiving housing information.
Message and data rates may apply. Message frequency varies. You can opt out of texts at any time by replying STOP, and you can opt out of marketing emails using the unsubscribe link in the email. 10. Your Privacy Rights
Depending on where you live, you may have rights to access, correct, delete, or receive a copy of your personal information, and to opt out of the sale or sharing of your personal information and of targeted advertising. To exercise any right, contact us using Section 18. We will verify your request and respond as required by applicable law. We will not discriminate against you for exercising your rights.

11. California Privacy Rights (CCPA/CPRA)
If you are a California resident, you have the right to know the categories and specific pieces of personal information we collect, sell, and share; to request deletion and correction; to opt out of the sale and sharing of your personal information; to limit the use of sensitive personal information; and to be free from discrimination for exercising these rights.
In the preceding 12 months, we have collected the categories of personal information described in Section 2, and we have sold and/or shared identifiers (such as name, email, phone, and online identifiers), internet/network activity, and geolocation-related information with the categories of recipients described in Section 5, for advertising, marketing, and lead-generation purposes.

12. Other U.S. State Privacy Rights
Residents of states with comprehensive privacy laws (such as Virginia, Colorado, Connecticut, Utah, Texas, Oregon, Montana, and others) may have rights to access, correct, delete, and obtain a copy of their personal information, and to opt out of targeted advertising, the sale of personal data, and certain profiling. To exercise these rights or to appeal a decision, contact us using Section 18.
13. Do Not Track & Global Privacy Control
Some browsers offer “Do Not Track” signals; because there is no common standard, our sites may not respond to them. Where required by law, we honor recognized opt-out preference signals such as the Global Privacy Control (GPC) as a valid request to opt out of the sale/sharing of personal information for the associated browser or device.
14. Data Retention
We retain personal information for as long as needed to fulfill the purposes described in this Policy, provide our services, comply with legal obligations, resolve disputes, and enforce our agreements, after which we delete or de-identify it.
15. Data Security
We use reasonable administrative, technical, and organizational safeguards designed to protect personal information. However, no method of transmission or storage is completely secure, and we cannot guarantee absolute security.
16. Children’s Privacy
Our services are intended for adults 18 and older and are not directed to children. We do not knowingly collect personal information from children under 16. If you believe a child has provided us information, contact us and we will delete it.

We may update this Privacy Policy from time to time. The “Last Updated” date reflects the most recent version. Material changes will be posted on this page, and your continued use of our services after changes take effect constitutes acceptance.
